Rates are reduced to 10% and 5% for properties sold, on condition that the buyer gets a "social" housing loan, in other words:

- either a mortgage credit from the Walloon Social Credit Company, Société wallonne du Crédit social and Social Credit Counters, Guichets du Crédit social;

- or a mortgage loan from the Walloon Housing Fund for Large Families: Walloon Housing Fund for Large Families .

Mortgage Credit Granted by the Walloon Social Credit Company

The SWCS (Walloon Social Credit Company) is a community service organization which grants, finances and manages Walloon social mortgage credit with the help and support of the Walloon Region.

Its mission is to enable the purchase, building and even renovation of a first home in Wallonia. The applicant's income will be considered in granting the loan.

"Social mortgage credit" refers to credit accounts and loans secured by a mortgage with a view to financing:

a) the building, purchase, refurbishment, restoration, transformation, conservation, improvement or preservation of a first home property in the Walloon Region, intended for the personal occupation of the borrowers
b) the paying back of particularly costly mortgage debt incurred for the same purposes as the ones under a)
c) the carrying out of energy saving and renewable energy installation work
d) a single premium life insurance(s) to cover the borrowers within the scope of these operations

What are the conditions for granting the loan?

- It must be the applicant's or applicants' first home.
- This home must be located in the Walloon Region.
- This home must be intended for the applicants' personal occupation.
- The applicant must be 18 years old (or emancipated).
- The credit period varies from 10 to 30 years. The period is calculated according to the borrower's current net monthly income and age.
- The loan must be fully repaid by the age of 70.
- The market value of the home must not exceed €191 000. This value can be increased in the case of areas where there is strong or very strong housing pressure.
- Consult net taxable income and interest rates.
- The applicant must take out outstanding balance life insurance.

Moreover, until the mortgage credit has been fully repaid, the borrower undertakes to:

- Occupy the home as a principal residence
- Not practise any occupation there without the prior written consent of the Walloon Social Credit Company or Counter
- Not use the property for an activity that is contrary to public order or decency
- Insure the property against fire, damages from water, lightning and explosions, for its entire value, with a company in one of the European Union's member states, and regularly pay the premiums for this insurance
- Carry out work to build, refurbish, restore, transform, conserve, improve or preserve the home property within 2 years of signing the loan agreement
- Agree to the visit of representatives from the Company or Counter
- Neither sell the property, nor rent it out in whole or in part, without the prior written consent of the Company or Counter.

Mortgage Loans Granted by the Walloon Housing Fund for Large Families

Loans are granted with a view to building, purchasing, refurbishing, restoring, transforming, conserving, improving and preserving a home, repaying costly debt incurred for these purposes, or carrying out energy saving and renewable energy installation work.

What are the conditions for granting the loan?

- The applicant must be at least 18 years old (or emancipated).
- The family must consist of at least 3 dependent children.
- It must be a first home.
- The property must be located in the Walloon Region.
- The property's market value must not exceed €191 000 (if there are 3 children) to €238 750 (if there are 8 children). These values may be increased by 5% to 10% in the case of areas where there is strong or very strong housing pressure.
- Look at the interest rates.
- The property must be insured.
